How To Show A Vacant Piece of Land
When most people think of the glamour and excitement of a real estate career, the prospect of showing beautiful homes is the only picture they can perceive through their rose tinted spectacles. However, there are a number of different types of properties and each one should be shown and promoted in a way that provides the highest possible benefit and exposure possible to the owner of the property. Let's talk about one aspect of a real estate showing that you don't hear much about. This is showing a vacant piece of property. The skill set required to show vacant property appropriately is different than showing homes, but no less important. In fact, good preparation and research in advance of showing a piece of land is very important. There are several things to keep in mind. First, obtain a survey if possible. This will provide a sketch of the boundaries and any easements or encroachments. Make sure you ask the owner if any testing has been done and ask for a copy of the written results or evaluations. This can include items like soil analysis or perk tests for septic systems. Then, check for the zoning requirements with the appropriate city or township authorities. If it is a larger parcel, it is also helpful to potential clients to know how many land splits are allowable from the parent parcel. If you are unfamiliar with the area, google your location on a map so you don't get lost as there will be no house on the land to identify the location. Lastly, make sure you dress appropriately. This is not the time to wear high heels. Boots and jeans are more in order for walking through brush or snow. Always carry a fully charged cell phone and be sure that your office is aware of your whereabouts. Following these simple guidelines will enable you to be more successful in showing and selling vacant pieces of land as a real estate agent. |
